Clonard Little

Clonard Little is a low-rise, high-density residential development delivering 142 new homes in a carefully considered mix of apartments, maisonettes and houses. The project is designed to provide a strong sense of place while responding sensitively to its suburban context through scale, materiality and landscape.

The development is organised into a series of compact residential blocks and terraces, articulated by varied roof forms and a restrained material palette. This approach breaks down the overall massing, creating a legible and human-scaled streetscape while allowing for increased density. Subtle variation in façade treatment and building typology reinforces identity and orientation throughout the scheme.

A key aspect of the design is the integration of generous communal green spaces, pedestrian routes and shared surfaces, encouraging social interaction and prioritising walking and play. Landscaped courtyards and linear green spaces form the heart of the development, providing high-quality amenity for residents while enhancing biodiversity and visual amenity.

Car parking is carefully integrated into the layout using permeable surfaces and tree planting to minimise visual impact, ensuring streets remain calm, green and residential in character. Private and semi-private outdoor spaces are provided throughout, supporting a high quality of living across all dwelling types.

Overall, the project demonstrates how high-density housing can be achieved at a low rise, delivering a sustainable and attractive neighbourhood that balances efficient land use with strong placemaking and long-term residential quality.
